Execution: The act of signing a legal document.
Delivery: The trial and absolute transfer of a deed, properly
executed, to the grantee, or to some person for his use, in such manner that it cannot be recalled by the grantor.
Performance: The fulfilment or accomplishment of a promise, contract, or other obligation according to its terms.
All taken together, they are the actions that need to be done to fulfill the terms of a contract.
